Understanding Unattended Death Remediation

When a passing goes undiscovered for days or weeks, the natural process of decomposition begins rapidly. This is a heartbreaking situation for families and a serious biohazard for property owners. The body releases biological fluids and gases that are rich in enzymes and bacteria. These fluids do not stay on the surface; they gravitate downward, saturating carpets, subflooring, and even the building’s framework.

Standard cleaning companies are not equipped to handle this. Without proper remediation, the biological matter will continue to decay inside the structure, causing severe odors and attracting pests. Our certified team stops this process, removes the affected materials, and restores the home to a safe, odor-free condition.

The Science of Odor and Structural Damage

The most persistent challenge in decomposition cleanup is the odor. This is not a “smell” that can be covered up with air fresheners. It is an airborne compound released by bacteria consuming biological matter.

Bacterial Hazards: The environment becomes a breeding ground for pathogens. We use hospital-grade sterilants to neutralize bacteria on contact.

Permeating Fluids: Decomposition fluids are corrosive. They can eat through carpet padding and soak into concrete or wood subfloors. If this source is not physically removed or sealed, the odor will never leave.

Insect Activity: Unattended deaths often attract flies and other insects. These pests spread biological contaminants to other rooms, meaning the “affected area” is often larger than just the room where the event occurred.

Our Decomposition Remediation Process

We use a “Source Removal” strategy that guarantees the complete elimination of biohazards and odors.

Final Sanitization: The entire room is disinfected to ensure it is safe for family members or future tenants.

Assessment & Containment: We isolate the affected area to prevent odors and bacteria from traveling to the rest of the house through the HVAC system.

Removal of Porous Materials: We generally cannot save porous materials like mattresses, sofas, or carpeting that have been directly affected. These are cut out, double-bagged in biohazard containers, and legally disposed of.

Structural Cleaning & Sealing: Once the source is removed, we clean the underlying structure (subfloor/concrete). If the fluid has penetrated the wood, we sanitize it and apply a specialized shellac-based sealant to lock in any remaining organic matter permanently.

Odor Neutralization: We use hydroxyl generators and ozone treatments to scrub the air molecules, destroying the odor at a chemical level.

Services We Provide

Insurance Claim Support: We work directly with homeowners’ insurance to cover the costs of remediation and restoration.

Unattended Death Cleanup: Comprehensive cleaning for deaths that went undiscovered for 3+ days.

Odor Removal: Permanent elimination of decomposition odors using industrial oxidation technology.

Subfloor & Structural Restoration: We remove compromised flooring and seal the structure to prevent “ghost odors” from returning in the summer heat.

Insect & Pest Cleanup: We remove biological hazards left behind by insects associated with decomposition.

Hoarding Assistance: In cases where clutter contributed to the delayed discovery, we provide integrated Hoarding Cleanup services.

Biohazard Disposal: We handle the transport and disposal of all infectious waste in compliance with Oregon DEQ regulations.

Will the smell ever go away?

Yes, but only if the source is completely removed. “Airing out” the house will not work. We physically remove the saturated materials (like carpet and padding) and chemically treat and seal the subfloor. Once the source is gone and the air is scrubbed with ozone, the odor will be permanently eliminated.

Does insurance cover decomposition/unattended death cleanup?

Yes. Mosthomeowners’s insurance policies cover the remediation of “sudden and accidental” damage, which includes the cleanup of biological fluids and odors from an unattended death. We can help you file the claim and bill the carrier directly.

Is it safe for me to enter the house?

We recommend waiting until our work is complete. Beyond the biohazards, the strong odors can be overwhelming and traumatic for family members. We can install a lockbox so you do not need to be present during the cleanup.

What happens to the personal items?

We handle personal property with extreme care. We will ask you which items you wish to look for (photos, documents, jewelry). If items are unaffected, we set them aside for you. If they are contaminated, we will ask for your permission before disposal.

We have 20 years of experience. Our team will go above and beyond to make sure your home is the cleanest it’s ever been! 100% Satisfaction Guaranteed! We won’t leave ’til the job is done!
